The home loan subsidy offered under the PMAY scheme is considered to meet up the needed expenses. Individuals falling under EWS or LIG will receive around Rs.2.67 lakh subsidy. Rs.2.35 lakh subsidy is granted to MIG I and Rs.2.30 lakh to MIG II. This feature would bring down the interest outgo significantly.

  • Interest rate

The interest rate subsidy for individuals with annual income between Rs.6 lakh and 12 lakh is 4%. Similarly, the ones with an annual income ranging between Rs.12 lakh and Rs.18 lakh are qualified to avail a 3% interest rate subsidy. The maximum repayment tenor for both is 20 years.

  • Carpet area

This PMAY subsidy is only applicable to units, measuring 30 and 60 square metre in carpet area for the EWS or LIG group, respectively. Similarly, 160 and 200 square metre is assigned for individuals falling under MIG I and MIG II, respectively.
